Der Wohnbereich mit Kamin ist mit Essbereich und voll ausgestatteter Küche verbunden und blickt auf die Terrasse. Zur Unterhaltung gibt es Satelliten-TV sowie drei Bluetooth-Lautsprecher im ganzen Haus. Draußen erwartet Sie ein privater Pool (8×4 m) mit Lounge-Bereich, eine Outdoor-Küche mit Grill und Essplatz sowie eine Sauna mit Dusche, die direkt zur Poolterrasse führt. Zusätzlich stehen eine Fitnessfläche mit Fahrrädern und Multifunktions-Geräte sowie ein Pool-Duschbereich und ein Außen-WC zur Verfügung. Parken ist mit insgesamt 6 Stellplätzen möglich (davon 4 überdacht im Hauptparkbereich und 2 weitere direkt am Objekt, inkl. Ladepunkte für Elektroautos). Zur Sicherheit gibt es Videoüberwachung. Der Strand ist ca. 3 km entfernt (über einen ausgeschilderten Weg), mit dem Auto sind es ca. 6 km. Kinder-Playground, Bike-Speicher und ein gemeinsamer Sitzbereich sind im kleinen Komplex für alle Gäste zugänglich.

The villa offers a private pool with a relaxing lounge area, an outdoor kitchen with barbecue and dining space, and a sauna with shower that opens directly onto the pool terrace. There is also a fitness area equipped with bikes and multifunctional gym equipment, as well as a poolside shower and outdoor toilet for added convenience.

Villa Rosinjola is part of a complex of three new villas, each with access to a children’s playground featuring a trampoline, swings, and a slide, along with a cozy seating area. Each villa provides bike storage, and guests can arrange bicycle or quad rentals. Security is ensured with video surveillance. Parking is very convenient, with four covered spaces on the main parking area plus two additional spots directly by the villa, including electric car charging stations.

The villa is located only 3 km from the beach via a scenic white path, perfect for walking or cycling, and 6 km via asphalted road for easy car access. It is also ideal for hosting events, with the option to rent a tent for up to 150–200 guests. Pets are not allowed inside the villa, but nearby pet hotels in Vodnjan can be arranged.
